1. Booking & Payments

To confirm a booking, you must pay a 25% non-refundable deposit (or the full amount if booking within 6 weeks of arrival).

Once your deposit is received and we issue a booking confirmation, a legally binding contract exists between you (the Guest) and us (Leys Farm).

The remaining balance is due 6 weeks before arrival. If unpaid, we may cancel the booking and retain the deposit.

Payments must be made by debit/credit card or secure bank transfer as instructed at checkout.

2. Cancellation by Guest

Cancellations must be notified in writing (email to hello@leysfarmswerford.co.uk).

The deposit is always non-refundable.

If you cancel within 6 weeks of arrival, the full balance remains payable and no refund will be issued.

If you cancel earlier than 6 weeks, you forfeit the deposit but any balance paid will be refunded.

We recommend you take out suitable holiday/cancellation insurance.

3. Amendments by Guest

Changes (dates, guest numbers) may be requested more than 6 weeks before arrival and are subject to availability.

A £50 admin fee may apply.

If new dates are at a higher price, you must pay the difference.

4. Refunds

Refunds (where applicable) will be processed using your original payment method within 14 days.

5. Cancellations or Changes by Us

In the unlikely event we need to cancel (e.g. property unavailable, essential repairs), you may choose a full refund or alternative dates (if available).

We will not be liable for any additional costs (e.g. travel) beyond the booking value.

6. Force Majeure

We are not liable for cancellations or disruption caused by events beyond our control (e.g. extreme weather, power failure, government restrictions). Where possible, we will offer new dates or a refund.

7. Guest Responsibilities

The cabin is for holiday use only.

Maximum occupancy is 2 adults. Children and pets are not permitted.

No smoking inside.

You are responsible for any damage caused during your stay. Costs for repairs/replacement may be charged.

Please leave the cabin tidy. Extra cleaning beyond normal turnaround may incur a charge.

Quiet hours: 10pm – 7am.

8. Safety

You must follow the safety information provided in the cabin manual (including fire, generator, wood-burner, and lake swimming guidance).

Swimming in the lake is at your own risk.

9. Liability

Our total liability is limited to the value of your booking.

We do not accept responsibility for loss or damage to your belongings.

Nothing in these terms limits liability for death or personal injury caused by our negligence.

10. Complaints

If something isn’t right, please contact us during your stay so we can put it right.

Complaints after your stay should be emailed within 14 days of departure.

11. Governing Law

These terms are governed by the law of England & Wales. Disputes will be dealt with by the courts of England & Wales.

12. Amendments

We may update these terms from time to time. The version in place at the time of your booking will apply.

These Booking Terms & Conditions apply to all direct bookings with Leys Farm.
